Rachel is an Associate Solicitor in our Property and Private Client department.

Rachel has particular expertise in advising retail clients and represents a number of Ireland's leading high street retailers in all aspects of their property portfolio.

Rachel represents both landlords and tenants in the drafting and negotiation of commercial leases and other ancillary agreements relating to the letting of offices, warehouses and retail units (long and short term), whether they be one off buildings, in shopping centres or industrial estates.

Rachel is experienced in the sale and purchase of commercial and industrial properties for limited companies, charities, partnerships and investors, often times with complicated title issues, management company structures, and construction elements.

Rachel advises clients on construction documentation, negotiating building contracts and contracts with design professionals, as well as warranties and other documents that go hand in hand with the construction process.

Rachel acts on behalf of a number of lending institutions. Rachel also assists the Banks on the enforcement of security giving, advice to the bank on their enforcement options and appointing Receivers. Rachel also advises clients on facility letters and all types of security documents, including inter company and personal guarantees.

From a private client perspective, Rachel assists clients in the acquisition of family homes and investment properties, and also advises on the subsequent letting of properties. She is accustomed to preparing short term residential leases, and advising clients of the obligations of a landlord under the Residential Tenancies Act 2004, as well as Housing Standards Regulations. Rachel also represents clients in contentious probate matters.

Given the present climate, Rachel is more frequently asked to advice on property disputes. Rachel now regularly advise both landlords and tenants in relation to forfeiture of leases, early termination and proceedings for breach of covenant, recovery or rent as well as other issues.

Rachel was recently awarded a Commendation following her completion of a Diploma in Family Law in the Law Society of Ireland. Rachel's experience in this regard compliments the family law team in Hayes and Rachel assists them in the transfer of properties post separation and divorce.
